What Our Investment Analysis Covers
A good investment analysis answers one question: does this property earn enough, for enough years, at an acceptable level of risk, to justify the price? We build every analysis from the property’s actual leases and expenses, not a marketing flyer.
- Net operating income: verified rents, vacancy and operating expenses, before debt service.
- Cap rate and price: how the asking price compares with recent sales of similar properties.
- Cash flow after debt service and the debt coverage ratio lenders will require.
- Lease risk: rollover dates, tenant credit, renewal odds and the cost to re-lease space.
- Hold and exit: a multi-year cash flow, sale value at the end, IRR and equity multiple.
Investment Analysis for NNN, Multi-Tenant and Value-Add Deals
Each deal type needs a different investment analysis. A single-tenant NNN property lives or dies on the tenant and the lease term. A multi-tenant center depends on rollover, tenant mix and operating expense recovery. A value-add building depends on the cost and timing of the plan and what rents the improved space can achieve. We underwrite the risk that actually matters for the property in front of you.
Run Your Own Numbers First
Want to test a deal before we talk? Our free commercial property valuation calculator solves cap rate, price, NOI, debt service and cash-on-cash, plus NPV, IRR and FMRR. When you are ready, we will build a full investment analysis with verified inputs. Investors trading into a new property can also read our 1031 exchange Colorado guide. For lending terms behind the numbers, the SBA 504 program is one option owner-users compare.
What we analyze
A practical view of value and risk
Every acquisition, disposition, or hold decision should be tested against the numbers and the business objective. This analysis is designed to help you understand where a property performs, where it breaks, and what assumptions deserve a second look.
Cash flow review
Assess income, expenses, reimbursements, reserves, and net operating income to understand current performance and realistic future yield.
Lease and rollover risk
Review tenant mix, lease terms, renewal exposure, downtime assumptions, and rent growth to identify pressure points before they become surprises.
Capital planning
Model near-term improvements, deferred maintenance, and tenant improvement obligations so your returns reflect actual ownership costs.
Exit strategy
Test hold periods, disposition timing, and market assumptions to see how value changes under different scenarios and decision paths.

Analysis that supports negotiation
Clear underwriting helps you negotiate price, structure contingencies, and prioritize diligence. It also helps owner-users and investors compare options on the same basis instead of relying on broker marketing alone.
For buyers, that means pressure-testing assumptions before you tie up capital. For sellers, it means understanding how a sophisticated buyer is likely to view the asset and where value can be defended.
Use cases
When analysis matters most
Before an acquisition
Validate pricing, debt coverage, rent assumptions, and capital exposure before making an offer or removing contingencies.
During hold decisions
Compare refinance, reposition, lease-up, or sale scenarios with a grounded view of timing, cost, and return tradeoffs.
Ahead of disposition
Understand how buyers may underwrite the property so you can prepare the story, documentation, and pricing strategy.
